What all is inspected during the Chinese Drywall Inspection :
If the construction of this home is within the time era that Chinese Drywall was used, electrical cover plates are removed in various locations to inspect for blackened copper. Ceiling drywall will be inspected in the attic to look for the presence of Chinese Manufacturing labels. Discharge line at the Air Handler and copper ground wires in the electric panel are also observed. Evaporator Coil will be inspected if it is easily accessible.
This problem drywall would cause copper surfaces to turn black and powdery, a chemical process indicative of reaction with hydrogen sulfide. Copper pipes, wiring, and air conditioner coils are affected, as well as silver jewelry.
This inspection for Chinese Drywall is a VISUAL INSPECTION ONLY. This is not a Chinese Drywall Inspection that includes Laboratory Testing. While every effort is made to evaluate all areas possible it must be understood that the only way to positively be sure that this problem drywall does not exist is to remove samples in various areas about the home and then submitted to a certified laboratory for testing. This type of testing usually is not practical because these samples cannot be removed until you take ownership of the home or the seller agrees to the inspection that is mostly invasive in nature.
